A London landlord is charging £1,100 per month to live at the bottom of their garden in a sore reminder of the sorry state of affairs that is the London rental market.
Located in Hayes, Bromley (in Zone 5), the single-bedroom ‘modern annex’ offers just 850 square feet of living space and one shower room.
The studio has ‘bills included,’ coming fully furnished with a bed, wardrobe and microwave, perfect for renters who love to house all their belongings in just one room.

At least everything you own will be within reaching distance – and you can take the frustration out on the punching bag in the garden, too.
Available from March 8, 2024 (or even earlier by negotiation if you’re super eager), this property (a glorified shed, essentially) requires a deposit of £1,326. The energy efficiency is rated an E, too, which means you’ll likely be spending more precious pennies on keeping yourself warm.
‘The studio includes private entry via the driveway and comprises sleeping area including a single bed, modern kitchen and modern shower room with washbasin and WC’, the listing states.
‘The property also includes use of the garden and there is on-street parking.’

According to Zoopla’s December 2023 report, the average UK rent currently stands at £1,201 per month – 9.7% higher than one year prior.
However, despite this it predicted that rental growth peaked last year and that 2024 will see a ‘major slowdown’ – with rents in London predicted to only rise by 2% next year, the lowest level since 2021.
Elsewhere, in December 2023, a teeny tiny studio flat went on sale in Leyton, east London for £134,000. Measuring 11 square metres, photos of the flat depicted a small bed, desk and kitchen area on top of each other.
