Cliff Notes – Inside Grand Designs ‘biggest ever home’ now worth £4,000,000 10 years later

A decade after featuring on Grand Designs, an ‘absolutely exquisite’ home has sold for a jaw-dropping £4,000,000.
In 2015, host Kevin McCloud travelled to the village of Colgate near Horsham in West Sussex to meet Clinton Dall, who was ‘willing to spend whatever it takes’ to build one of the largest homes ever featured on the long-running Channel 4 programme.
Arriving on site for the first time, Kevin was taken aback and exclaimed: ‘Bloody Nora, what Pandora’s box have you opened?’.
The single-storey glass and steel design was inspired by Mies Van der Rohe’s Barcelona Pavilion.
At a massive 60 metres long, Kevin expressed concerns the project (which was called Pavello) set on a five-acre wooded plot might end up looking like a miniature airport or art gallery rather than a home. He also suggested the owner could face ‘financial ruin’.
Meanwhile the builder was also concerned about just how huge the home was. At 5,533 square feet, it was seven times the size of an average UK home.

But the sky was the limit for the ambitious project, which had no budget in place but had a 12-month deadline.
As Clinton, who ran a cleaning business, explained at the time: ‘I don’t want to compromise, I want it to be bang on.’
Like all builds featured on the show, he faced some challenges including issues with materials and ballooning costs.

However, his dream eventually came to fruition, with Clinton saying that ‘people didn’t really get it until it was finished’.
In the end he revealed the home cost £1.5 million to build, which came after he spent £850,000 on the land.
That included Kevin, who said this when visiting the property once it was finished. ‘I’m slightly awestruck by this – it’s so breathtakingly beautifully done.’

‘I think the colours and the furniture have exceeded my expectations,’ he says. ‘Everyone was worried at one point, because it’s vast and there’s so much glass, but I think it is softened by the furniture, the blue-and-grey walls and the wood veneer – I’m over the moon with that. It could have been a disaster, but it looks more like a home than I thought it would,’ Clinton told Grand Designs Magazine in 2021.
But two years later Clinton decided to sell up.
As he told the same publication, he ‘moves after a year or two as I get bored’.

‘But I must say this particular house does have a fantastic plot; it’s a great location and it’s been executed in exactly the way I wanted. I can’t think of anything better as far as I’m concerned, so from that point of view it’s the perfect house for me. But if one day I was flicking through a magazine and I spotted a plot of land with a lake or something, well, who knows…’
In 2017 Pavello was listed for £3.75 million. The asking price was dropped to £3.5 million the following year.
It then sold for £3.45 million at the start of 2019 but last year went up for sale again, for £4 million.

The five-bedroom open-plan home, which has a glass exterior filling it with light, features a gym, spa and 15-metre swimming pool.
It also has underfloor heating throughout; all the bedrooms have ensuites and four have direct access to the pool.
Over the years the home was also rented out for use in a Peter Andre music video, was used to launch Michelle Keegan’s Lipsy range in 2016 and in a string of advertisements.
